Blue Bottle Coffee, Warby Parker ink leases in Coconut Grove

Blue Bottle Coffee and Warby Parker are heading to Miami’s original funky neighborhood, Coconut Grove.

Blue Bottle is opening its third location in Miami-Dade at 3034 Grand Avenue, said leasing broker Aaron Labovitz of RKF. The Oakland-based coffee company leased the corner 1,205-square foot space at the building, which L3 Capital paid $23 million for in 2016.

Labovitz represented L3 Capital, and Daniel Wolf of Buyers Realty Inc. represented the tenant in the 10-year deal. Labovitz declined to name terms of the deal, but said asking rent for the space was $130 per square foot, or about $156,650 a year.

Blue Bottle, which has stores in the Miami Design District and at Aventura Mall, will open in about six months in the Grove. The company is reportedly looking at spaces in Wynwood and Brickell as part of its expansion in Miami-Dade.

L3 Capital is renovating the building, which used to be home to Johnny Rockets.  Other tenants to recently sign leases include Big Island Poke with 820 square feet and New York Roma Pizza with about 900 square feet.  The building has about 21,000 square feet available.
