4724 N Lincoln Ave is a single-story retail building. At acquisition, the building was demised for three retail tenants and was vacant. L3 performed a creative adaptive reuse of the building to accommodate modern retail use. The gut renovation included expanding the rear footprint of the building to maximize rentable square footage, modernizing the storefront, and installing all new building systems and roof. L3 identified local outdoor and sporting goods operator, Uncle Dan's, for the entire building and completed a build-to-suit to accommodate them long-term.
